Can You Transfer an ADT Contract to a New Homeowner?

Not as a published, standard process. ADT's help center says there are only two scenarios in which an account can be transferred (the death of a spouse or domestic partner, and a divorce where both names are on the contract), and selling your home is not one of them. ADT's published contract terms say you may not assign the contract without ADT's prior written consent, and its movers page says you can discuss transferring the system to whoever moves in. What ADT does publish for the buyer is a reactivation path on a new contract of their own. If you are still inside your initial term, ADT's terms let it charge 75% of the remaining monthly charges when you cancel, so call ADT's movers line at (866) 321-4238 at least 30 days before closing and get any arrangement in writing.

What ADT publishes about transferring an account

ADT's help article on transferring an account lists exactly two cases:

  • If your spouse or domestic partner passes away, ADT can amend the contract, update the name on the account and send you a rider to sign.
  • If you are divorcing and both names are on the contract, you can complete a contract amendment to remove one name.

For any other question about account ownership, the article says to use the chat on ADT's help site and ask for a live agent. It does not describe a transfer to a home buyer.

The monitoring contract terms ADT posts online say the same thing in contract language: "I may not assign this Contract without prior written consent from ADT." ADT, by contrast, can assign the contract without your approval. So a transfer to a buyer is not ruled out, but it depends on ADT agreeing in writing. We could not find the criteria, the steps or any fee for that consent on ADT's site or help center, so ask ADT in writing.

One caveat on that contract page: the version ADT posts states an initial term of one month, which matches its month-to-month plans rather than a 36 month professional install agreement. Your signed contract is the document that governs your account, and ADT says MyADT customers can find it in their account documents.

What ADT tells customers who are moving

ADT's movers page is the closest thing to a published process for sellers:

  1. Call ADT at (866) 321-4238, or use the chat on the help site, at least 30 days before you move.
  2. On that call you can discuss your system, your new home and your contract. ADT adds that "if you know that the person moving into your current home would like to keep the existing system, you can also discuss transferring the system to them."
  3. On whether you must cancel your existing contract when you move, ADT's answer is "In most cases, yes," because contracts are typically tied to the location being monitored, with "certain exceptions" that the page does not list.

The page frames the call as the way to avoid early cancellation fees. It does not say what the exceptions are or what they cost, so ask the agent which exception, if any, applies to you, and ask for the answer in writing before closing.

ADT also runs a Safe Move offer for existing customers who move: as of October 2026 its page advertises a free base system installation at the new home (an ADT Base, three door and window sensors and one motion sensor), which requires an eligible system purchase and a new 36 month monitoring plan starting at $44.99/mo, with early cancellation fees applying. ADT's existing-customer terms list the offer as expiring 12/31/2026 (the Safe Move page also still shows an 8/31/2026 date, which has passed). The terms limit it to customers in good standing with at least 12 months of tenure who do not already have an ADT+ system, and it is not available online (24 month contract in California). Confirm it is live before counting on it. Our broader moving with a security system guide covers how other providers handle moves.

What happens to the equipment

This depends on how the system was installed and what your contract says, and ADT's published pages point in two directions:

SituationWhat ADT publishes
Self-installed ADT Base or HubYou may be able to pack it up and take it to your new home
Professionally installed systemYou won't be able to bring it with you
Ownership under the posted monitoring contract termsEquipment installed by ADT "shall be owned by the Customer except as otherwise agreed in writing"
Ownership under ADT's reactivation offer fine print"Professionally installed system remains property of ADT"
Blue by ADT (legacy, sold before 2023)Can be left for the buyer if bought with no contract; if bought on a contract or lease, contact ADT

Because those statements differ, check the ownership clause in your own signed contract before you promise the system to a buyer or list it as included in the sale. ADT's contract terms also say that if you fail to honor the contract, ADT may stop service and repossess or disable the equipment, which is one more reason to settle the account before closing rather than leave it running.

The early termination charge

If the buyer does not take over and you cancel inside your initial term, ADT's published terms let it charge 75% of the monthly service charges due for the balance of the initial term. ADT's residential terms describe the professional install contract as 36 months (24 months in California). The posted contract terms add that no termination charge is due if you cancel during a 30 day renewal period, that is, after the initial term has run out.

So the single most useful number before any conversation with ADT is your contract end date. ADT's help page says MyADT users can find it under Account, then Account Documents, then View Contract End Date, and that if there is no date shown you may not be under contract. Accounts under 90 days old may not show the contract yet.

To see the arithmetic, at the $59.99/mo starting rate in ADT's current pro install promotion (as of October 2026; ADT lists that offer as expiring 11/9/2026, and other ADT pages show pro install starting at $45.99 and $56.99), 12 months remaining would mean $719.88 in remaining charges, and 75% of that is $539.91. Your own figure depends on your contracted rate and months remaining. We could not find a published fee for transferring a contract instead, so do not assume a transfer is free or that it costs less than cancelling until ADT confirms it in writing.

The cancellation steps themselves, including who can cancel online and who must call 1-800-ADT-ASAP, are in how to cancel ADT.

If you are the buyer

ADT publishes a separate path for someone who moves into a home that already has an ADT system: call ADT, and if the system is in working order it may be reactivated over the phone, with a technician testing it during the call if it is not working properly.

ADT's current reactivation offer (as of October 2026, expiring 12/31/2026 per its terms page) requires a new 36 month monitoring contract for its Secure Monitoring service starting at $45.99/mo (24 months in California), includes $99 off virtual activation, and is not available for ADT+ Smart Home Security Systems. ADT notes that not all systems are eligible. In other words, the buyer typically signs their own contract rather than inheriting the seller's.

Before you sign, two checks are worth doing. First, ask the seller for written confirmation that their ADT account is closed or formally transferred, so you are not caught between two accounts on one panel. Second, check your local alarm permit rules, since ADT's moving articles for its ADT+ and Blue by ADT systems put permit responsibility on the system user; see alarm permits explained. If you would rather start fresh with a different system, compare monthly costs in ADT monitoring cost and the wider home security cost per month guide first.

What to ask ADT in writing

Because we could not find published transfer steps, the safest approach is to get these answers by email or chat transcript before closing:

  • Will ADT consent to assigning my contract to the buyer, and on what conditions (credit check, new paperwork, rate)?
  • Is there any fee for the transfer? (We could not find one published.)
  • If the buyer does not take over, what exactly is my termination charge, based on my contracted rate and months remaining?
  • Who owns the installed equipment under my contract, and can it stay in the house?
  • Does any of the "certain exceptions" to cancelling on a move apply to me?

ADT says it does not accept cancellation requests by email, so a written record of these answers does not replace the cancellation call itself. It does give you something to point to if the final bill differs from what you were told.

Frequently asked questions

Can I transfer my ADT contract to the person buying my house?
We could not find a published process for it. ADT's help center lists only two account transfer scenarios (death of a spouse or domestic partner, and divorce), and its contract terms say you may not assign the contract without ADT's prior written consent. Call ADT's movers line at (866) 321-4238 at least 30 days before closing and ask in writing whether it will consent.
Do I have to pay ADT's early termination fee if I sell my home?
If you cancel during the initial term, ADT's published terms allow it to charge 75% of the remaining monthly charges. ADT's movers page says that in most cases you must cancel when you move but that there are certain exceptions, without listing them. No charge is due once you are past the initial term and in a 30 day renewal period.
Can I leave my ADT system for the new owner?
ADT says you can discuss transferring the system to the person moving in when you call its movers line. Whether the equipment is yours to leave depends on your contract: ADT's posted contract terms say installed equipment is owned by the customer unless otherwise agreed in writing, while its reactivation offer fine print says a professionally installed system remains ADT's property.
How does a new homeowner reactivate an existing ADT system?
ADT says to call it directly; if the system works, it may be reactivated over the phone. As of October 2026 ADT's reactivation offer requires a new 36 month contract starting at $45.99/mo (24 months in California) and is not available for ADT+ systems. Not every system is eligible.
Is there a fee to transfer an ADT contract?
We could not find one published on ADT's site or help center. Ask ADT to state any transfer fee in writing before you agree to anything, and compare it with your termination charge.
