DIY vs Professional Monitoring: Real 5-Year Costs

How we ran the numbers

Every price here is a published price from the provider's own site, pulled August 2026, and every 5-year total is our arithmetic on those published prices (monthly fee times 60, annual fee times 5, per-day fee times 365 times 5, plus equipment and any published install fee). We use list prices for equipment, with current promo prices noted, because promos change and the list price is what recurs.

Three things this comparison deliberately does not do: it does not assume you need cameras everywhere (camera cloud storage is bundled in the monitoring plans compared here), it does not count insurance discounts (they vary by insurer; Vivint claims up to 20%, Abode cites up to 30%, confirm yours), and it does not price ADT Pro Install equipment, because ADT does not publish it; that system is quoted per home.

One definition matters: DIY here means self-installed equipment. Most DIY systems still offer full professional monitoring, and one traditional monitoring company (Frontpoint) ships self-install equipment. The real split is not install method; it is what you pay per month and what you are locked into.

DIY systems: 5-year totals

Current promos worth knowing (verified on-site, August 2026, subject to change): SimpliSafe is running 60% off systems with a professional monitoring plan (The Starter drops to $113.20), Ring's 5-piece kit is on sale at $199.99, Abode's kit is at $120, and Wyze gives you the $55.98 Sense Hub free with the annual plan. Promos cut the equipment line, but notice how little that moves the 5-year total: equipment is 10 to 26 percent of the total in every row. The fee is the product.

Fine print per brand: none of these four requires a contract; all can be cancelled month to month (annual plans are prepaid for the year). Ring's 24/7 professional monitoring requires the Ring Pro tier specifically; its cheaper Solo and Multi plans are self-monitoring with recordings. SimpliSafe's cheapest dispatch plan (Standard) skips video verification and camera cloud storage; Core adds both. Abode's Pro plan includes cellular backup; on Standard, an internet outage means no remote alerts.

What the published fine print says: Vivint waives the $199 install fee in its current promo and requires 24/7 monitoring with every system (there is no self-monitoring option); its month-to-month agreements are available only when equipment is paid upfront, and the $24.99 rate is tied to a 36-month agreement per Vivint's own cost guide. ADT's promotional pricing for Pro Install requires a 36-month monitoring contract with early termination fees, while ADT Self Setup needs only a one-month minimum. Frontpoint sells its equipment for self-install with no long-term contract mentioned on its monitoring page, and defaults online shoppers to its top Ultimate plan; its own offer-details page references $24.99/month special pricing for phone orders, which tells you the sticker is negotiable.

On price-increase history: none of these providers publishes a price history, so we will not invent one. What is verifiable is structural: Ring retired its previous Protect plan lineup and now sells the Solo/Multi/Pro structure shown on its plans page, and ADT's own pages currently show two different Pro Install starting prices ($45.99 in promo fine print, $49.99 in its FAQ). Head to head: where the money actually goes

Stack the two tables and the pattern is clear:

Against a comparable DIY setup with professional monitoring, the professionally installed column typically costs roughly $600 to $1,700 more over five years (though Vivint's promo rate can undercut the priciest DIY rows). That premium buys three real things: someone else mounts and configures everything, a service relationship when hardware fails (Vivint and ADT roll trucks; DIY brands ship replacements), and deeper smart-home integration on panels like Vivint's. It does not buy a different emergency outcome: at every tier above self-monitored, a triggered alarm reaches a staffed monitoring center that can request dispatch. Whether that premium is worth it is a service-and-convenience question, not a security one. Which side should you pick

Pick DIY (and consider skipping the fee) if: your home is rarely empty, you are comfortable mounting sensors, and you mainly want alerts and evidence. A self-monitored SimpliSafe, Ring, Abode, or Wyze setup lands at $600 to $900 over five years, and you can add professional monitoring later without changing hardware; every DIY brand here sells monitoring contract-free. Start with the best self-monitored systems with no monthly fee. The honest tradeoff: with no plan, nobody dispatches fire, medical, or police when you cannot respond, so do not go fee-free if the home protects someone who cannot act on an alert themselves.

Pick DIY hardware + budget pro monitoring if: you want the dispatch chain at minimum cost. Wyze at $670 or Ring at $1,245 over five years gets you 24/7 monitoring for less than one year of some pro-install contracts. Pick a professional install if: you want zero setup work, expect to use service visits, want one integrated panel for locks, thermostat, and cameras, or are securing a larger home where sensor placement and cellular-primary equipment matter. Vivint at roughly $2,050 to $2,350 over five years (with published package pricing) is the most transparent of the pro options; ADT requires a quote to know your real number.
